Rental Process
Understand the rules and procedures for renting a unit at JADE.
JADE’s property manager must provide written approval before any changes or alterations are made to your rental unit.
No, you cannot sublet or assign your rental unit without written permission from JADE’s property manager. JADE must approve any subletting or assignment of your rental unit before it can occur.
There are no restrictions to rent at JADE Apartments. However, according to the laws of the province of Ontario. All applicants must be of legal age to rent an apartment. Please note we will perform a credit check as part of the application process.
Please complete the contact form on our Contact page to begin your application. Our leasing advisor will send you a link to submit a credit check. Once approved, you’ll receive the necessary documents to review and sign. The final step to secure your unit is providing the security deposit.
Yes, we require a security deposit. The security deposit consists of first and last month’s rent and a key and fob deposit. The key deposit is refundable at the end of your lease term, subject to the condition of your unit.
Apartment pricing varies based on the size and layout of each unit. You can view current rates for our Studios, 1 Bedroom, 1 Bedroom + Den, 2 Bedroom, and 2 Bedroom + Den on our Units page. Please refer to the table on Availability page to discover our current rental availability.

As a tenant of JADE, you can expect respect and dignity, informed decision-making, timely responses to inquiries, regular communication and updates, and high-quality, professional service.
Most utilities, such as water, WIFI in common areas and Central Air Conditioning, are included in the monthly rent. However, residents are responsible for their electricity.
Yes, we offer indoor parking for an additional monthly fee. Lockers and bicycle storages are also available.
Yes, we are a pet-friendly community. There is a dog wash station on the ground floor and a dog park on the rooftop terrace. However, some restrictions may apply to some dog breeds. Contact us for more information.
Our rental units each come with window blinds, a fridge, a stove, an oven, a microwave, a dishwasher, a washer and a dryer. Tenants will need to furnish the rest of the unit themselves. Contact us if you have any questions.
